PLANNING BOARD TURNS DOWN PROPOSED 4 STAR HOTEL APPLICATION OF VILLA LEONI

June, 21, 2019

The Planning Board refused an outline development planning permission for the conversion of the scheduled Villa Leoni in St Julians into a 4 star hotel. The Board cited that the proposed project which was to include the addition of several floors, was incompatible with the urban design and environmental characteristics of the Urban Conservation Area of St Julians. The Board also noted that the project would not maintain the visual integrity of the area.

Villa Leoni, which is found in Triq il-Kbira in St.Julians has its garden which connects to Telghet Birkirkara. The property and its garden have been protected as Grade 2 scheduled property since 1994. The 19th century house built in a Neo-Classical style within a streetscape characterised by traditional Maltese houses is slightly setback and raised from the road. It  is reached by a curved stone staircase found in a self-imposed front garden which is bounded by a stone front garden wall with ornate wrought iron railing.
